ZGF Architects just completed the first private project in the South Waterfront since the recession. The Emery is a nearly $20 million, mixed-use project located on S.W. Moody Ave. and is the first development project at the 33-acre Zidell Yards. The building features 118 apartment units and ground-floor retail space. The project was developed by Project Ecological Development, and Lease Crutcher Lewis was the general contractor.
Zidell Yards is currently the largest undeveloped site in Portland. The land has been home to the family’s industrial businesses for more than 100 years, and now it is at the center of Portland’s largest development project. It was also one of the most extensive, privately funded cleanups undertaken on the Willamette. The Oregon Department of Environmental Quality partnered with the Zidell family to analyze the land and safeguard public health and the environment. Some of the improvements include a better fish and wildlife habitat, containment of environmental contaminants, and the planting of more than 15,000 native shrubs and trees. After over fifteen years, they have finally transformed thirty acres of industrial land into an eco haven and one of the city’s most promising mixed-use neighborhoods. The Emery is the first building to be designed and built as part of the Zidell family’s redevelopment of its land named after Emery Zidell, chief visionary of the family business and son of founder Sam Zidell. Since 1996, the company has been led by Emery’s son, Jay Zidell, who is the third generation to lead the family business. The building is located next to the tram line, and it overlooks Zidell Yards.
